Landlord tip

Some landlords like a clause on their Tenancy Agreements... "Carpets must be commercially cleaned at the end of the tenancy". The insertion of this clause may be seen by the Tenancy Tribunal as an attempt to avoid the Act(RTA) and you cannot "contract out " from an Act of Parliament. The Act only allows for the property to be "reasonably" clean.
If an agent or landlord goes to Tribunal and the Adjudicator sees that clause in the Agreement then the agent/owner may be fined. It is true that many landlords use this clause and 99% of tenants comply, the issue only arises if the tenancy ends up in the Tribunal and the Adjudicator gets involved. There are exceptions eg. You might say "Because you have pets on the premises, carpets must be commercially cleaned at the end of the tenancy".
