 Landlord tip
.
  Anyone out there not have a digital or a video camera? While doing your initial property inspection with your new tenants, take photos or video showing the condition of your property. If you ever have a dispute over damage or property condition, a photo or video can speak a thousand words. Before and after shots of damage are very compelling evidence at any Tenancy Tribunal hearing. Also request to take a photo of your new tenants or at least gain a good colour photocopy of the tenant's driver's licence. A photo of your tenants can make a big difference when handed to a baliff or debt collector, should that ever be necessary, as they don't know what your tenant  looks like.

 Some Property Managers ask prospective tenants if they can take an id photo when they fill out the Tenancy Application form. If you are doing this you are able to load the photo onto TINZ when you are checking your prospective tenant. For doing this you will receive a small discount off the cost of the check. It is interesting to note that the Courts are now requesting Debt collection agencies to supply photographs of debtors, which along with D.O.B. make for a very positive identification.
