A landlord tip . Did you=20
know 1 in 6 prospective tenants fail to pay their bills? Section =
56 of the=20
RTA allows property managers to issue a 10 working day notice to =
remedy=20
any breach of the Tenancy agreement. This is best done as soon as =
humanly=20
possible after the breach has occurred. If need be, follow it up =
with a=20
Tribunal application. Keep in mind you can apply to the Tenancy =
Tribunal=20
immediately after serving a 10 working day notice, without waiting =
for the=20
10 working day period to expire. This will shorten up the period =
that you=20
have to wait to get a hearing, for the reason, if your tenant =
doesn=92t=20
remedy the breach in the 10 working days then it is likely the =
rent, by=20
then, is in arrears by the minimum 21 calendar days that is =
required by=20
the Tribunal to terminate the tenancy. Do your best to remain on =
talking=20
terms while taking a tenant through the RTA processes. How about =
offering=20
your tenant a lift to the hearing. It cuts out one excuse for them =
not=20
being there.
