How about a welcome pack for new tenants. This may include..

  • Printouts on how to use supplied whiteware. These are easily found on the internet to download.
  • Two sets of keys, perhaps colour coded.
  • A handbook. This could be a finished A5 booklet, or simply print the pages in A4 then top corner staple. Information may include; a welcome blurb, property manager details, current utility companies details, rubbish collection day, emergency maintenance suppliers.
  • Place all the contents into a clear zip pocket for a professional look. 

 

 


 

       TINZ tip 

 When you issue a 14 day notice, lodge it on the website. Add an "A-alert" tick against the lodgement and if your tenant is looking to move on without telling you, this is an early warning system. If they are subsequently vetted by another property manager, TINZ will warn you that they are looking to move. The "A-alert" also sends you the prospective address if you are needing to have them served. eg. for a notice of hearing. As with all lodgments, when you lodge a 14 day notice your account receives a credit

A note from NZPIF...
The New Zealand Property Investors' Federation rejects the accusation made against rental property providers by the Monte Cecilia Housing Trust. Trust Chief Executive Bernie Smith said "When the government increases housing subsidies for families, some property owners put the rent up in accordance with the increase, so the family isn't any better off". Housing subsidies in New Zealand are paid directly to the tenant and not the rental property owner. "It's a very inaccurate claim that attempts to paint rental property owners as villains" says Andrew King, NZPIF Executive Officer. "Private landlords usually have no idea if their tenants are receiving a housing subsidy or not let alone whether this has been increased." A NZPIF study into New Zealand rental prices shows that it is significantly cheaper to rent the average New Zealand home than to own it. In December last year it was nearly $10,000 a year cheaper to rent than own a home, which equates to a saving of $104 per week over home ownership.
